Location

This concession pitch is located in the overflow car park at Beach Road Car Park in East Runton. The site is off the route of the Norfolk coastal footpath. Vehicle access is through the main entrance of the car park on Beach Road.

Description

The pitch is available for up to 3 years.

The pitch is in the northeast boundary of the car park on an unsurfaced area next to steps leading to the beach.

Ice cream businesses will not be considered for this pitch as a second pitch within the cark park is already licensed to an ice cream van.

Utilities

The pitch is not serviced.

Use

The following business types will not be considered for this pitch:

  • ice cream
  • fish and chips
  • alcohol sales

Hot food businesses are considered the most suitable for this pitch.

Operating hours

Operating hours are restricted to the following daily times:

  • open at 10am
  • close at 7.30pm or dusk, whichever is earlier

Height barrier

There is a height barrier to get into the car park. This can be removed to allow access to the pitch. Applicants may wish to consider this if removing their unit from the pitch on a daily basis.

Costs to consider

Rent

We will consider offers above £3,000 per annum.

VAT

The council does not intend to charge VAT on the rent.

Waste

The operator must provide bins for customers at this site. One of the following waste options must be arranged:

  • a commercial waste service for collection onsite
  • a waste carrier licence for businesses to dispose of their waste offsite

Business rates

The pitch will be subject to business rates payments, unless the operator qualifies for small business rate relief.

Parking

If the operator needs a second vehicle onsite, it will need to display a valid parking ticket or season ticket.
