Location

The Cedars is located on New Road, North Walsham, immediately east of the town's Market Place and within walking distance of the train station. Car parking

Parking spaces are available on a first-come, first-served basis within the site area for building users. The building is close to several public car parks, for which parking permits can be purchased.

Rent and service charges

The council welcomes proposals from interested parties and would be open to considering commercial or community uses. Each office will have a service charge based on a fair proportion of the annual costs of decorating, repairing and maintaining common areas, car parking and landscaping. The council will retain responsibility for the structure of the premises and any external repair and decoration. The annual costs of this would be recovered through the service charge.

New lease

Leases of up to 5 years are available. As indicated above, any new lease would be on an internal repairing basis with a service charge to cover the repairs and maintenance of the structure and external areas.

Building insurance

The council insures the building and recharges this on a proportional basis to the tenant. Tenants will be responsible for insuring their own fixtures, fittings and contents.

Utility services

The utilities supplied to the premises will be charged to the tenants on a fair proportion through the service charge.

Business rates

Business rates are payable by the tenant. The current threshold to claim Small Business Rate Relief is £12,000pa. This and further information can be found on the VOA website and is publicly available.

Energy Performance Certificate (EPC)

A new EPC will be provided to prospective tenants before occupation.

Legal costs

Each party are responsible for their legal costs.

VAT

VAT is chargeable on the rents.
