In the case of major planning applications or where schemes are considered to be more complex and/or likely to be of wider public interest the Council would strongly recommend that the applicant undertakes early engagement with the local community so that any local issues or matters can be taken into consideration in the formulation of development proposals.
In addition it is recommended that the applicant engages with the Local Planning Authority prior to submitting a formal application to ensure that the planning application takes account of as wide a range of interests and issues as possible.
The Council are currently reviewing the range of pre-application services that it offers with the aim of allowing applicants to choose the level of pre-app service they require to enable a successful planning outcome.
The Council will make known the range of pre-app services to be offered shortly and will invite applicants/agents to comment on these proposals before these services go live.
In the meantime the Council’s current procedures for handling major proposals at pre-application stage are set out in the adopted Statement of Community Involvement.
