The Cedars Barns
The Cedars Barns (The Barns), are New Road in North Walsham, are only a few minutes walk from the Market Place and St Nicholas' Church.
The Barns are opposite North Walsham fire station, New Road public car park and the town's public library. The New Road car park site will also become the town's bus interchange location, which should be completed by the end of Summer 2022.
We are looking for expressions of interest and proposals from parties interested in refurbishing the premises for commercial use.
The Barns were originally linked to the main Cedars House. They are made up of a small courtyard of redundant, mainly single-storey, lean-to structures, with a two-storey barn and boundary walls facing New Road. Vehicle and pedestrian access is directly off New Road. The buildings are mainly red brick, and we believe they date from the late 18th to early 19th century. The buildings are Grade 2 listed and within the North Walsham Conservation Area.
The buildings are currently vacant and owned by the Council.

All area measurements are subject to a formal survey. The approximate measurements are:
Overall proposed site area - 220 sqm (2,368 sq. ft)
Ground floor internal area - 125 sqm (1,345 sq. ft)
First-floor internal area - 55 sqm (592 sq. ft)
The premises will be available to let as a whole.
Any new tenant will need to invest in the property to bring it to a suitable condition. Any new lease will be subject to negotiation with the Council as landlord based on investment costs and proposed use.
The length and terms of any lease will be negotiable and subject to the level of investment proposed. However, the Council believes that a long lease of 20 years or more would be appropriate. The new tenant would be responsible for all repairs and maintenance. If there are common or shared areas outside the site, these would be subject to a service charge.
The premises are not currently listed for Business Rates but would be valued and listed by the Valuation Office once any refurbishment is complete. Therefore, it is not possible to estimate the rateable value at this stage.
Energy Performance Certificate (EPC)
There is currently no EPC available for the premises. An energy assessment will be made once any refurbishments are complete. Any refurbishment by the tenant will need to at least meet the minimum statutory standards. We are keen to ensure that The Barns are sustainable and efficient, in line with our commitments to net zero carbon emissions.
The tenant will be responsible for their own legal costs.
VAT will be charged on all rents.
Expression of interest
When submitting an informal expression of interest, please include:
- a summary of the proposed development of the property
- an idea of the proposed investment costs
- a sketch plan of the proposed layout
- the preferred length of time of the lease
- a business plan including proposed rental payments would be useful
